How much home can I afford in Colorado?

Do I need 20% down to buy a home?
No. Most Forge buyers put down 0-3.5%. Between Zero Down programs, FHA loans (3.5% down), and DPA grants worth up to $25,000, you can buy a Colorado home with little to no money out of pocket.
What credit score do I need?
Minimum 620 FICO for most programs. Some programs accept 580. Higher scores unlock better rates — we’ll review yours during the Discovery Call.
How long does buying a home take?
From pre-approval to keys: typically 30-45 days. Pre-approval itself happens in 24 hours.
Can I make an offer without seeing the home in person?
Yes, but we don’t recommend it. Franz prefers to walk every property with you (or via video tour) before writing an offer. We have local inspectors and contractors ready if needed.
What's the difference between pre-qualified and pre-approved?
Pre-qualified is an estimate. Pre-approved is a verified commitment from a lender — which makes your offer 10x stronger when competing for a home. Forge gets you fully pre-approved before house-hunting starts.
