Do I need a Realtor to buy a new construction home?
Legally, no — but you should. The builder’s on-site agent represents the builder, not you. Forge represents YOUR interests AND you still get every builder incentive. The builder pays our commission, so it costs you nothing.
What's the difference between buying new vs. resale?
New construction means custom design choices, modern energy efficiency, builder warranties, and no bidding wars. Trade-offs: longer timelines (often 6-12 months), upfront design-center decisions, and sometimes higher lot premiums. Forge guides you through whether new is the right fit.
How long does new construction take?
Typical Colorado new builds take 6-9 months from contract to closing if the home isn’t started yet, or 2-4 months for quick-move-in inventory homes. Franz tracks construction weekly and gives you real updates — not builder marketing speak.
Can I use my Forge mortgage to buy new construction?
Yes — and that’s often the smarter move. Builders push their in-house lenders hard, but their rates aren’t always best. Forge compares the builder’s incentive against our loan programs side-by-side so you get the most savings overall.
What about builder rebates and incentives?
Most builders offer $5K-$25K in incentives (closing cost credits, free upgrades, rate buy-downs). Forge knows which incentives stack and which don’t — and negotiates them in writing during the contract phase, not after.
